Social and relationship capital
Boiteko Trust
PrimeTime has formed a partnership with the Boiteko Trust based in Serowe, in the form of a ground lease over the land on which the Boiteko Junction Mall has been developed. The income generated from the ground rentals received allows the Trust to promote self-employment and community development. Over the year the Trust has supported small local business in the horticultural, ceramic, paint and cleaning product production industries. The Trust has also built housing for single mothers, donated equipment to schools and orphanages and is currently involved in developing a community park. An annual grant scheme is also made available to 22 local wards for Kgotla development and any assistance the local headmen wish to give their communities.
The company also allows the use of Boiteko Junction Mall for the Trust to host its regular market days.
Health and community wellbeing
- The company supports a wide range of health and community well-being initiatives by allowing events to be hosted at its properties. Some hosted during the year are listed below:
- COVID-19 vaccination centres provided at Pilane Crossing (Pilane), Boiteko Junction (Serowe), Kabulonga Mall (Lusaka), Munali Mall (Lusaka)
- DREAMS and Stepping Stones International Mocktail session and Roadshow Health Program at Pilane Crossing – promoting access to sexual and reproductive health services for young women to reduce incidences of HIV
- Mopipi International Safe Ride campaign promoting condom use – Nswazwi Mall (Francistown)
- Motlaletsi Charity Club Sanitary Pads for Girls Initiative – 252km walk hosted from Pilane Crossing (Pilane)
- Blood donation centres at Pilane Crossing (Pilane), Nswazwi Mall (Francistown), Kabulonga Mall (Lusaka)
- Zambia Army fundraising activities for the less privileged in society – Kabulonga Mall (Lusaka)
- Fundraising and awareness activities conducted by Cheshire Homes Society of Zambia, an organisation that provides services to persons and children with disabilities – Kabulonga Mall (Lusaka)
The company also allows the use of Boiteko Junction Mall for the Trust to host its regular market days.
Natural capital
Sustainability
PrimeTime recognises the value of natural capital and aims to preserve the same. This is achieved through Green Building strategies that address not only energy and water usage, but also focuses on other environmental factors such as ozone-depleting emissions, waste management, land-use, and ecology.
Protection and optimisation of natural capital provides PrimeTime and its tenants with resource security, which in turn ensures a reliable supply of energy and water for building operations amidst resource scarcity and
interrupted utility supply.
Climate change
A green lease, at its bare minimum, creates a platform for monitoring the following:
- The tenant’s carbon footprint in relation to their energy consumption;
- the tenant’s potable water consumption against targets set in the lease; and
- the tenant’s waste generation and recycling patterns.
PrimeTime, therefore, continues to pursue the sustainability of its property portfolio by finding ways to monitor and measure the effectiveness of its green building strategies.

Consumption
PrimeTime continues to introduce and endorse initiatives to reduce the consumption of electricity and water and reduce waste.
Smart meters are fitted at new properties and have been retrofitted at some of our older properties, for both electricity and water. Tenants become fully responsible for their own usage through real-time monitoring. The meters also alert users to detect unusual consumption patterns thereby reducing wastage.
Lamps in existing properties and all new developments are fitted with LED lights.
Dry landscaping is implemented and water-wise gardens are planted, and efficient watering systems installed with some buildings harvesting their own wastewater to recycle through their irrigation systems. Waterless urinals have been introduced and water pressure control systems are used in some bathrooms to reduce water consumption.
Recycling initiatives have been introduced at some of our retail centres.
Solar PV
The use of renewable energy sources in PrimeTime’s new and existing developments reflects its commitment to sustainability, and therefore a reduced carbon footprint. The installation of solar PV at Sebele Centre commenced in August 2022 and the system is expected to be signed off for handover by the end of October 2022. The system has a peak solar capacity of 890kWp and is projected to produce just over 111 000 kWh per month, which should supply over 40% of the estimated average monthly consumption.
PrimeTime has reviewed the portfolio and identified several properties as being suitable for further solar PV installations, commencing with Lobatse Junction in FY 2023.
